What Is a Soakaway?

A soakaway is essentially an underground structure that temporarily stores rainwater and allows it to gradually seep into the surrounding soil. It acts as a buffer, reducing the amount of water entering the drainage network and helping to prevent localised flooding.

Traditionally, soakaways were filled with rubble or gravel, but modern systems often use plastic soakaway crates or modular units with a high void ratio. These are lightweight, easy to install, and can be configured to suit different property sizes and soil conditions.

The soakaway is usually installed in the garden, connected to the downpipes from your roof via a pipe. When it rains, water flows into the soakaway, where it is held until it slowly infiltrates the ground.

Why Install a Soakaway?

There are several benefits to having a soakaway on your property:

  • Reduces pressure on public drains – by managing rainwater on-site, you help prevent flooding in streets and neighbouring properties.
  • Environmentally friendly – rainwater returns to the natural water cycle, supporting groundwater recharge.
  • Cost-effective – in some areas, you may reduce surface water drainage charges if your property is disconnected from the mains drainage system.
  • Protects your home – a well-positioned soakaway helps divert water away from your foundations, reducing the risk of damp and structural damage.

How the Drainage Process Works

When rainwater enters the soakaway, it fills the voids within the structure. From there, it seeps out through the sides and base into the surrounding soil. The rate of infiltration depends largely on the soil type: sandy soils drain quickly, while clay soils are slower and may require a larger soakaway or additional drainage measures.

To keep the system working efficiently, it’s essential to install a silt trap or gully before the soakaway. This prevents leaves, debris, and sediment from entering and clogging the system.

A properly sized soakaway can handle even heavy downpours, but it must be designed according to the roof area and the soil’s permeability.

How to Install a Soakaway

You can hire a professional drainage contractor to install a soakaway, but many homeowners choose to do it themselves for smaller systems. Here are the key steps:

  1. Test the soil’s infiltration rate. Dig a small test pit, fill it with water, and measure how long it takes to drain. This helps determine the required size of the soakaway.
  2. Choose the right location. The soakaway should be at least 5 metres from your house and 2.5 metres from any boundary. Avoid areas with high groundwater levels or poor drainage.
  3. Excavate the pit. The size depends on the roof area and soil type.
  4. Line the pit with geotextile fabric. This prevents soil from entering the soakaway while allowing water to pass through.
  5. Assemble and place the soakaway crates. Connect them to the downpipe or drainage channel using suitable pipework.
  6. Backfill and finish. Wrap the crates with the geotextile, then cover with soil and turf or gravel as desired.

Before starting, check with your local council or building control department. In some cases, you may need approval, especially if you live in an area with clay soil or high groundwater.

Maintenance and Lifespan

A soakaway requires very little maintenance, but it’s important to clean the silt trap or gully regularly—typically once a year. If this becomes blocked, water will not flow freely, and the soakaway’s performance will decline.

Modern soakaway crates can last for several decades—often 30 to 50 years—if installed correctly and protected from silt build-up.

Keep an eye on how quickly water drains away after heavy rain. If you notice standing water or slow drainage, it may indicate that the soakaway or surrounding soil needs attention.
